Design for Rent (in a Pandemic)

Designing a rental offers some specific challenges compared to a residence that’s lived in every day. We recently completed a rental unit in Old Town Scottsdale and want to share some tips.

Time to market, or getting the unit ready to rent as quickly as possible, is paramount for most investors. In this case, we had about 6-7 weeks from meeting with client and developing an initial concept to final installation. With a lead time of 12 or more weeks on many furniture items, that was a short window.

Timing the décor with ongoing construction was tricky as well – some days we were dodging the painters, tile team, appliance installers, etc. as we clicked down to our deadline.

Managing deliveries, especially in this time of supply chain and delivery clogs, proved to be the expected challenge. But in fact, working with proven vendors meant we received all items – some even earlier than expected! But we had to source carefully, with as much consideration to “in stock” and shipping or delivery times as to cost.

Rental units must be easily cleaned, durable and appealing to a broad swath of potential clients. Fabrics must be easily cleaned or conceal dirt and stains. Bedding that can be cleaned of stains (with duplicate sets) is critical. Comfortable mattresses are a big factor in guest comfort and ratings. A variety of lighting, combining overhead, lamps or task lighting, provides a welcoming ambience. Are there places to stash a suitcase and hang towels? Guests love plenty of plush towels and the extra touch of a basket of pool towels, along with luxe eco-friendly amenities in the bathroom.

Finally, we always like to localize our designs, through color, texture and art. Locally themed coffee table books on desert homes, photos and cacti offer guests a personal touch, which gets carried out in art chosen for each room. We vary art mediums, sizes and subjects to provide a fun mix that complements the design and color palette – and gives the renter a whimsical vacation vibe while supporting individual artists.
