You can’t avoid the steady stream of news reports about the hot housing market. That market creates a challenge for the home staging industry, because homeowners and real estate agents now are conditioned to very quick sales and don’t believe that putting in some effort will help the sales effort. While it’s true that even a dark, cluttered and dated home CAN sell quickly, an effectively staged home can bring a faster sale and more money. We recently completed a project in a very hot coastal market. The home would have sold quickly, given its location and features, but the agent agreed that some staging would set it apart in listing photos and probably result in a higher sales price. And in fact, that was true. By editing, moving things around, taking some things out and restyling some key areas including a finished attic bonus room, the home solicited dozens of viewings over a few days and many offers well above the asking price within that time. The owners also took to heart a few repairs and updates, including painting several rooms, refreshing the front and back porch finishes and adding a bit of landscaping. Inside, adding contemporary accessories, a few rugs and new lamps resulted in a sharp, updated look on coastal style that appealed to potential buyers. If you are working with clients to sell their homes, consider a “walk and talk” consultation at a minimum to get key tips to make the home appear brighter, larger and a potential home for buyers. If more is required, we can quickly and efficiently provide updates, sometimes using the existing furniture and accessories or adding small items that will update the look.
